It is becoming increasingly important for properties to obtain a higher EPC rating, whether that be due to minimum requirements in the rental sector or due to mortgage lender requirements to unlock access to better products with lower interest rates.
The current requirement in the private rental sector is for properties to achieve a minimum E rating. However in February 2025, Labour announced that all new tenancies will be expected to achieve a minimum C rating by 2028 and by 2030 all new AND existing tenancies must meet grade C. The key details of the proposed reforms remain subject to confirmation but many landlords will now need to start planning energy efficiency improvements to ensure their properties meet the new standards in time.
